Dalfen Industrial announced the purchase of a 174,300 square foot industrial facility west of downtown Chicago at 1103 Butterfield Road in Aurora, IL. The facility was built in 2004 and has features sought after by the modern e-commerce and distribution tenants, including immediate access to the I-88 Expressway.
Butterfield Logistics Center is well positioned in the I-88 industrial submarket, one of the top distribution corridors in the Chicago market. The property was sourced off-market with the help of Brendan Sheahan of Darwin Realty, who will also be leading marketing efforts to lease the property.
“Strong tenant demand for modern space near both consumers and workforce has helped keep vacancy low and rent growth climbing in this area,” said Mark Bowen, SVP and Head of Acquisitions.
“The acquisition of Butterfield Logistics Center adds another last mile location one the largest industrial markets in the country,” said Sean Dalfen, President and Chief Investment Officer. “We will continue expanding our presence in the Chicago market moving forward.”
Dalfen Industrial owns and operates over 25 million square feet of industrial properties in the United States and Canada.
